Quito’s urban growth has followed a longitudinal pattern from the Historic Center toward the north and south, consolidated along the 10 de Agosto Avenue axis. The Urban regeneration of this metropolitan corridor is linked to the implementation of the Metro and the Land Use and Management Plan, which aim to repopulate traditional neighbourhoods characterized by low density, land devaluation, underutilized lots, loss of neighbourhood identity, and weak social cohesion.
This article proposes a methodological framework to analyze neighborhood image indicators, focusing on the Manuel Larrea neighborhood within the Metro Zone as a case study. Neighborhood image perception is clarity as a strategic indicator to revalue these areas and guide integral urban land management. The proposed indicators enable the articulation of real estate management models with urban planning strategies, while incorporating the needs of local actors in processes of regeneration and neighborhood repopulation.
